This project involved the renovation of 17,460 SF across the first and second floors of the occupied Student Services Building at ASU’s Tempe Campus. Delivered using a phased approach, work was carefully sequenced to maintain building operations while completing critical upgrades. Pre-construction efforts included constructability reviews, value engineering, and detailed cost estimation to align with budgetary goals. The first floor underwent a tenant improvement for the Admissions Office, while the second floor received a full renovation of the Financial Aid Office. Upgrades included new mechanical, electrical, and fire alarm systems integrated with the existing infrastructure. The project team collaborated with ASU stakeholders and the commissioning provider to ensure all systems were optimized post-construction. Enhancements included conference rooms, private offices, break rooms, open office space, enclaves, and a modernized lobby. Additionally, space planning efforts expanded the second floor to incorporate an adjacent corridor, while first-floor modifications created additional student-focused enclaves.
